                         Updates for Property Owners

Senior Citizen, Disabled exemption Program Changes

After reviewing the Senior Citizen and Disabled Person Property Tax Exemption Program we have developed a new process that will save us all time and money! We continue to make our services more efficient and user friendly.

It works like this. If you are currently receiving a Senior Citizen Exemption or Disabled person Exemption, you have been submitting a renewal form every year. For your convenience, we are changing your renewal requirement to once every four years!

Who needs to file this year?

The renewal schedule is by last name, so if your last name begins with

A thru D you will receive a renewal form the first part of March this year that will be due April 30, 2012.

If your last name is E-K you file in 2013, L-R you file in 2014, and S-Z you file in 2015.

Income Change: If your income has changed you will need to notify us by April 30th.

New to the program: If you turned 61 years of age in 2011 and meet the income qualifications you can apply for the exemption this year with your 2011 income information for relief on your 2012 property taxes.

Income Levels for 2012:

Level 1      0-$25,000

Level 2      $25,001-$30,000

Level 3      $30,001-$35,000

Appraisers in Oak Harbor to inspect properties

For the next six months you can expect that the Island County Assessor’s office will be in your neighborhood if you live in and around a 10 mile radius of Oak Harbor. The appraisers are inspecting homes for critical information on the current quality and condition of homes and buildings, changes to land characteristics, new construction effecting value and any negative impacts to your property value.

The Appraisal staff wear required badges to identify themselves, carry business cards and drive a county identified vehicle. They will knock at the property door first before measuring or photographing the exterior of your home to insure the Assessor’s records are accurate. All appraisers are deputized and state law authorizes access onto property for this inspection.

An appraisal based on fair market value determines the assessed value for the purpose of property tax. Fair market value is determined based on comparisons with similar properties. These comparisons are most fair and equitable when they are based on property characteristics that are accurately recorded in the assessor's office. Property inspections provide this vital information and are required by state law every six years.

If you have any questions call the Assessor’s office at: 360.679.7303 we can be reached between the hours of 9:00am to 2:00pm Monday thru Thursday.
